How to Decide Where and What Property to Buy
Every day, and often multiple times a day, I’m asked the same question.
“Where’s the best place to buy now?”
It’s a fair question. Property is such a big decision that it feels like if you could just get the location right, everything else would fall into place.
But after many years of helping people buy property, I can tell you this is where a lot of buyers go wrong.
Because chasing a ‘location’ sends people straight into the market without a clear direction. They start following suburb recommendations, scanning listings, and trying to keep track of multiple properties that often aren’t a match for what each buyer needs.
Before long, the process becomes time-consuming, frustrating, and difficult to manage.
Not because there aren’t good properties available, but because there hasn’t been a clear way to firstly confirm the ‘location’ will deliver property that’s right for each buyer, and secondly, just using location as a filter means there’s no base criteria to narrow the range of properties available.
So instead of getting closer to a decision, buyers often end up overwhelmed by too many options. That’s why I recommend you make a small but important shift in the question.
Not:
“Where’s the best place to buy?”
Use:
“Where’s the best place for me to buy?”
And to answer that properly, successful buyers don’t start with location. The best way to start is with a set of filters.
The Five Filters That Shape Your Search
Just like ‘location’ can be a trap for buyers, another major problem is exhaustion. There’s actually around 250,000 properties available for purchase Australia-wide each month. While only a handful will be right for you, it’s important you have a way to filter opportunities so you can focus your attention on good matches as quickly as possible.
In order to increase your ability to purchase successfully, it will be easier for you to work through a sequence to help you narrow the market down to the properties that actually make sense for you.
Those filters are:
- Your personal strategy
- The role of the property
- The property strategy
- The property type
- Your budget
- Location.
Location is still a consideration, but it’s just one of the components you can use to identify properties that match what you need.
When these filters are used in the right order according to what you want to buy, the market becomes much easier to navigate. You’re no longer feeling the need to chase down every ‘new’ strategy, ‘hot’ suburb or trying to keep track of every property. You’re effectively identifying the best range of properties worth your attention.
